Homer City Council Votes Against Marijuana Establishments On The Spit

first_imgWhen Homer began drafting its regulations for commercial marijuana the spit was among the areas where the retail facilities were not allowed. According to Mayor Zak the council intends to revisit this proposal in the future. Currently the only areas in Homer were marijuana stores can operate are in the central business district, two general commercial districts and the East End district. According to Zak, the council agreed to give more time in order to determine what the sales and atmosphere is like in the areas where Homer currently allows establishments. Homer Mayor Bryan Zak: “There was pretty good testimony from the public on both sides of this issue, and the council had good discussions on both sides also. Incoming Playboy CEO I Believe the Magazine Will Come Back

first_imgFlanders: There isn’t one thing that I want to accomplish first. One of the things I’ll be doing early is traveling internationally to meet with our key licensees. Playboy’s fastest-growing and most profitable segment is its licensing business. Getting up to speed on the opportunities and challenges associated with those key external relationships is something I want to do early on.FOLIO:: During the Playboy’s last earnings call, interim CEO Jerome Kern said the company was eying “radical” changes to the print business model. What are your thoughts about turning that portion of the business around?Flanders: I’m a big believer in print—particularly the viability for glossy magazines. That reader experience can’t and won’t be duplicated online, even where I see the reader technology moving.  What Playboy is confronting is an advertising recession. Playboy is having to shrink to grow in the future. I don’t believe the magazine has lost its relevance. It’s the largest read men’s magazine in the world, including the Web site that generates over three million unique visits per month and almost 50 million page views. I believe the magazine will come back.FOLIO:: In February, when asked by an analyst if the company would consider a sale and/or changes in its strategic direction, Kern said the company was “open to discussions.” Is Playboy in fact open to sale talks?Flanders: Some of the media coverage was unfair to Jerry [Kern]. What he said is what the CEO of any public company must say. It’s their fiduciary duty to entertain any proposals that come that could be of benefit to the shareholders. It was reported in a way that the company seemed as though it was back on its heels. FOLIO:: So, then, is Playboy on the block? Flanders: The company, as a policy, does not comment on “rumors.”FOLIO:: What are Playboy’s biggest challenges and opportunities through the end of 2009 and into 2010?Flanders: The biggest immediate challenge is that we have to ride through this consumer/retail recession that directly impacts advertising spending. As licensee revenues are hit, so are Playboy’s very lucrative licensing royalties. However it plays out, the industry’s digital transformation could mean big changes for its workforce.At a recent panel discussion in Houston, oil and gas executives were asked whether the “digital oilfield” of the future will have a place for “roughnecks,” the grease-and-sweat jobs of the industry.“We will need less, but a lot of that work is not going away,” said Jim Claunch, VP of Operational Excellence at global oil company Statoil.Claunch said new technologies can give workers more guidance in their day-to-day tasks. Take the “augmented reality” glasses some companies are already experimenting with.“Before somebody is going to work on a pumpjack, for example, they can put on the glasses and they can see, ‘okay, here’s the things about safety I need to worry about,’” he explained. “And then, ‘show me step by step how I fix this.’”That could save time, which of course is money.“There will be increased safety, there will be increased profits, but overall, we’re still going to need people,” said Scott Desmarais with consulting firm McKinsey.Desmarais said as it stands, oilfields still need routine maintenance, though that will change with more automation. Kevon King, Mahammad Mangum and Ryan Williams who met as kids, and bonded at Woodrow Wilson High School, maintained a friendship, and recently agreed to make a change in their career trajectories.“Basically last summer we all came together trying to pursue something more than what we were doing at the moment,” Mangum said. “We wanted to create an opportunity for ourselves and others.”Mayor Muriel Bowser (center) enjoys a cup of coffee with Village Cafe co-founders Kevon King and Ryan Williams.The trio had worked in a variety of culinary positions. King held various restaurant management jobs, and Mangum was a barista at several coffee houses while he was studying history at Monterey Peninsula College, in Monterey, California. Williams attended the Culinary Institute of America in New York, and worked with local chef Nick Stefanelli. They created a pitch book for their idea, and met with everyone, from local government to business and development leaders, anyone to help them solidify their business. Ultimately they were led to Eden Development who helped them solidify their venture at Union Market.“We pretty much had to go and get the funding and be able to make sure that this works but Eden played a big role in helping us materialize our idea and create a creative concept,” King said.Union Market,1309 5th St. NE, Washington, DC, 20002, which is owned by EDEN, is a hotspot in the city with over 15,000 people visiting the spot each weekend according to a 2016 report from the Urban Land Institute. Coffee sales exceeded $23.4 Billion in 2017, which is a 41% increase since 2011. But the report also mentioned a “cooling of coffee shop grow to just over 2%, the lowest spurt in six years. But Mungum points to a more strategic and holistic approach to Village Cafe, and a dedicated effort to building community, and partnering with local vendors, which he believes will improve their chances for success.“There are other shops around,” Mangum said, “But a lot of what we do is mission based. The Ember project announces version 34 of Emberjs Ember Data and Ember

first_imgYesterday, the Ember project announced the release of version 3.4 of the three core sub-projects: Ember.js, Ember Data, and Ember CLI. Ember is an open source JavaScript frontend framework, which is based on Model-View-Viewmodel (MVVM) pattern. It enables developers to create scalable single-page web applications by incorporating common idioms and best practices into the framework. Ember.js 3.4 Ember.js 3.4 is an incremental, backward compatible release of Ember with bug fixes, performance improvements, and minor deprecations. Angle bracket invocation You can now use angle bracket invocation instead of the classic invocation syntax. For example: Instead of using the following syntax: Source: Ember You can use: Source: Ember This release does not deprecate the classic invocation syntax, but using angle bracket invocation will provide more syntax clarity. As component invocation is often encapsulating important pieces of UI, a dedicated syntax would help visually distinguish them from other handlebars constructs, such as control flow and dynamic values. Custom Component Manager This version comes with the new Custom Component Manager feature enabled by default. This allows addon authors to access a low-level API for creating component bases classes which addon users can re-use and extend components from. When sendAction is called, Ember.js would look up that action in the parent context and invoke if it exists. This poses a few problems, such as: The action is looked up only when it is about to be invoked. This makes it easier for a typo in the action’s name to go undetected. It will receive critical bug fixes for the upcoming 6 release cycles, as well as security patches for the next 10 release cycles. Added support for Node 10 Support has been added for Node 10 and support for Node 4 has been dropped from Ember CLI’s support matrix. When upgrading to Ember CLI 3.4, make sure to use it together with Node 6 and above. Template linting Automatic template linting is added to your application via ember-template-lint according to the recommended list of rules. Ember CLI will generate a TemplateLint test file for each of your templates to your test suite automatically to be run via ember test. To run the linter you can also use the new command npm run lint:hbs or yarn run lint:hbs respectively. Mortgage Applications Boosted 36 Percent From Refinance Activity

first_img Mortgage Applications Mortgage Bankers Association Refinance 2015-08-19 Staff Writer A rise in refinance activity boosted mortgage applications up 3.6 percent from last week, according to data from the Mortgage Bankers Association’s (MBA) weekly mortgage applications survey for the week ending August 14, 2015.Mortgage loan application volume increased 3.6 percent on a seasonally adjusted basis from one week earlier, according to the MBA’s market composite index.”Concerns about the Chinese economy pushed interest rates down last week, resulting in a two basis point decline in thirty year fixed interest rate, bringing the rate down to its lowest since May 2015,” said Lynn Fisher, MBA’s VP of Research and Economics. “The pick-up in refinance activity was led by larger loan sizes on average, as continued investor interest drove jumbo interest rates down even further, by five basis points.”The survey found, on an unadjusted basis, the index increased 3 percent compared with the previous week, while the refinance index increased 7 percent from the previous week to its highest level since May 2015.The seasonally adjusted purchase index decreased 1 percent from one week earlier to its lowest level since March 2015, MBA reported. first_imgNorth Carolina officials say a shark bit an 8-year-old boy in what is now the third attack this season along the North Carolina coast.The boy was swimming in open water off of Bald Head Island Sunday afternoon when a shark grabbed him by the leg, causing multiple bite wounds.WECT reports the child was transported on a ferry to the hospital and is expected to make a full recovery.The boy is the third person to be attacked by a shark in the state this month. Last week, a 19-year-old was bitten by a shark in Ocean Isle. That’s about 100 miles down the same coastline from where a 17-year-old girl lost most of her leg to a shark attack at Fort Macon State Park earlier this month.last_img read more

Image credit: Lions Africa Advertisement Richard Zulu the founder of Outbox Hub is a tech specialist with 6 years of experience building and managing the developer and startup ecosystem, and counts a Google student Ambassadorship among his accolades.Outbox, founded in 2012 provides co-working space, mentorship and training programs for start-up ventures and tech enthusiasts. Through Outbox’s partnership network, they help new start-ups to raise money for their ventures and to access markets.Four years later, Outbox has already housed 13 resident start-ups that have raised over $1,000,000 and created 80 jobs. It has also channeled over 7,000 participants through in-house workshops. – Advertisement – I caught up with Richard Zulu to talk about his journey with the tech incubation space, Outbox and the tech innovation ecosystem of Uganda at large.Outbox founder, Richard Zulu. Image credit: Lions AfricaWhat are some of the most successful projects, notable apps and inventions that have come out of your space in the past 4 years?We have had tremendous success with supporting a number of entrepreneurs’ access resources to build their businesses. For example Ensibuuko, a cloud based management information system for Savings Cooperatives (SACCOS) has been a great beneficiary of our business development efforts. This enabled them access seed funding through partnerships we cultivated. Ensibuuko currently employs up-to 10 individuals, supports more than 100 SACCOS and has raised up-to $500,000 in equity seed funding. Matatu, a classic game that has been translated into a dynamic mobile game app is another successful initiative that has benefited from our co-working services, subsidies to their business development efforts to drive user adoption. Matatu now has over 200,000 downloads on Google play store, with an average player spending up-to 27 mins within the game.A successful project we implemented is the Women Passion Program that sought to upskill women and girls with leadership, web programming, human centered design and lean startup methodology skills. We were able to train up-to 80 girls of which four of them got into full-time employment as a result of our program. Photo Credit: Outbox (Medium)What significant lessons have you learnt about the Tech ecosystem of Uganda in comparison to Kenya’s and rest of Sub Saharan Africa?Our tech ecosystem is at an infant stage with very huge potential. Some of the lessons learnt are the following:Huge untapped potential that needs upskillingWe have a number of youth that are interested in technology, without the necessary skillset to partake of the opportunities before them. On the flip side, there is a very large demand for skilled software developers, with very few or no individuals to take these opportunities up. My learnings is that we have to take collectively take an effort of exposing these individuals to the required opportunities for them to upskill. There is no shortage of jobs in our field, there is only a shortage of skilled individuals to scoop them up. This is a general problem in many parts of the African continent.Lack of civil society lobbying associations will fail the ecosystemWe are still trying to figure out how to best utilize our associations to build lobbying capabilities in order to drive favorable policy for small businesses and entrepreneurs. However, there is very limited deliberate effort to realize that capacity collectively as an ecosystem. As such, if we do not move fast enough, we shall witness a top-down approach to regulation that could end up not being favorable. In other ecosystems, the power of lobbying within civil society is rather more developed and as such, the result is better regulation.Ownership drives ecosystemIn the Ugandan ecosystem, I have learnt that we have not come yet come to the realization that the individual is the basic unit of society. This is where each one of us looks at what role we can play to drive the direction of our own ecosystem. As such, we have very limited private sector efforts to influence policy or support entrepreneurship. This is relative to our neighbors in Kenya and a small number of African countries that believe they can drive their ecosystems, thus leading to multiple private initiatives for ecosystem support.How impactful has Outbox and other Tech Incubation spaces been in the development of the ecosystem in Uganda?Tech hubs or incubation spaces are just one piece of the ecosystem. These elements have greatly contributed to aggregating the resources needed by small businesses to succeed. This ranges from social capital, access to funding opportunities, learning resources and business development services. As such, this has catalyzed the ecosystem by drawing attention to how we can enable our small businesses succeed.One of the main problems for digital startup is funding. How has Outbox Hub moved to solve this?We focus on making the businesses we support become investment ready. This means that they exhibit the qualities that would enable an individual take a risk with them. We thereafter support with business development and fundraising through our partner networks.What predictions can you make about the innovation ecosystem of Uganda in the coming 5 years? And what may influence these?Within the next five years, I believe in the following:Government will get interested in tech entrepreneurshipWe shall see some money being used to support tech entrepreneurs and small businesses at scale. This will be influenced by Government interests in promoting STEM and creating jobs within the ecosystem. However, this interest will be limited to offering money than to building a supporting ecosystem.Civil society will self-organise to lobby I foresee that our associations will take deliberate efforts to self organize to lobby for a better regulatory environment for small businesses and entrepreneurs. This will largely be driven by the top-down approach usually taken by policy makers. We shall want to have a voice.Increase in players in general entrepreneurshipWe shall see more players joining that support system of entrepreneurs, with a broad focus on all entrepreneurs. Tech will be one of the fields they associate with.Increased taxesI believe that taxes will continue to rise on basic components like infrastructure, mobile financial services, usage of data, etc. This will largely be influenced by the inability of lobby groups within the tech ecosystem to self-organise, thus letting policy makers push for taxes that are not favorable for small businesses and entrepreneurs.Should higher education in Africa change to foster innovation? What is your recommendation?Higher education institutions are very uniquely placed to blend academia with industry. As such, my recommendation is that each higher education institute strives to build small business and entrepreneur development centers that look to blend industry with academia. These centers are a blue print on how industry works and as such, their culture, processes and approach should be different from traditional academia. More to that, technology transfer centers that enable university research get to industry are very critical and a great asset to many universities.Comment on innovations born in Uganda servicing the world.This is the new norm, building businesses that can scale. In our context, this is not happening yet. As such, it is an area we should aim to improve.What is the biggest danger in promoting innovation when basic standards, and infrastructures, are not in place?This is a very big danger. We need to build an ecosystem and not just focus on innovations. The two move hand in hand. Without an ecosystem, a thriving environment for small businesses and entrepreneurs, we are wasting our time. We cannot attract talent, have individuals start out easily, contract with Government etc. As such, the biggest danger is that without the environment to support innovations, we are building a bridge to nowhere.Do you think the government is/ has done enough to support tech innovations? What would you do differently if you were Minister for ICT? No, the Government is not doing enough to promote innovations or even build a supportive ecosystem. However, most importantly is to note that we are not doing enough ourselves. The Government should just be here to regulate and create a supporting environment.  We as private sector drive economic activity and as such should coalesce with Govt to lobby for that supporting environment. We are the problem!Nonetheless, if I were a Minister for ICT, I would do the following to create a supporting environment for tech entrepreneurship:Support business development centers for small businesses and entrepreneursFirst thing I would do is use the ICT Innovation fund to support and equip various small business and entrepreneur development centers. These include tech hubs, incubation centers, Universities, and research institutes. The purpose would be to build their capacities so that they can offer low cost services to small businesses and entrepreneurs to enable them grow and become more successful. The services such centers offer ranges from legal support, certification support for standardization, contract writing, financing, etc.Push for set-asides on Government contractingI would push for a policy that requires Government to set aside a given % of all contracting to go to local small businesses and entrepreneurs. This would provide opportunities of revenue for our small businesses while building capacity at the same time.Co-fund small businesses and entrepreneurs together with private investmentsTo encourage private investment into small businesses and entrepreneurs, I would match some private investments with government funding so as to de-risk the investment. This of-course I would drive through the small business and entrepreneur development centers we support and not through Government run entities.What has been the role and/or impact of regulators like UCC and NITA-U and professional bodies like ICT Association of Uganda towards tech innovations and entrepreneurship?In my opinion and from my experience, the regulators and associations are looking to learn from Civil society and our expertise on how to best build an ecosystem. As such, they have only been able to support as much as we have enabled them. For example, UCC runs an annual incubation fund that supports entrepreneurship development centers and entrepreneurs affiliated to them with funding.[related-posts]last_img read more

Netflix is taking the gray area out of its ratings system.In the not-so-distant future, the streaming giant will replace its current five-star ratings system with something a little easier: thumbs up or down. You either liked it or you didn’t; no more internal debates over just how much or how little you enjoyed something.   The change will go into effect globally, beginning in April, Netflix Vice President of Product Todd Yellin said at a Thursday press briefing, according to The Verge. Netflix will also reportedly start showing users an algorithm-based percentage match for each show and movie, giving people an idea of how likely they are to enjoy it.”Five stars feels very yesterday now,” Yellin said, according to the report.Netflix has been considering this move for a while. Business Insider, citing the company’s Chief Product Officer Neil Hunt, in January 2016 reported that Netflix was looking to replace the five-star system with something better.”The problem, Hunt tells Business Insider, is that people subconsciously try to be critics,” the site reported at the time. “When they rate a movie or show from one to five stars, they fall into trying to objectively assess the ‘quality,’ instead of basing the stars on how much ‘enjoyment’ they got out of it.”So, if you got a lot of enjoyment out of watching a movie, but only rated it two stars because it’s not what the rest of the world would deem a quality picture, Netflix will think you hated it. In the future, the streaming site might not recommend a similar title you actually might have watched and enjoyed.Netflix started testing the thumbs up/down system last year with hundreds of thousands of new users around the world, according to The Verge. Yellin told reporters that the new system encouraged 200 percent more ratings compared to the five-star model.
